Thank you for considering Oceanfront Realty as your professional on-Kauaʻi property manager. Hawaii law requires all owners with a Hawaii rental property to have a property manager on the Island where the property is located.
Oceanfront Realty has been professionally managing Kauaʻi properties for owners like you since 1985.
All of our property managers are full-time managers who do not sell real estate. Because this is our property managers' only career, we devote a tremendous amount of time and energy to staying current on market conditions and rental laws.
It requires significant time and knowledge to successfully manage your Kauaʻi rental and to keep up with the many regulations and legal issues involved.
Our property management team has the education and experience to maximize occupancy and your rental income, keep your property well maintained to prevent problems before they arise, and deal with situations promptly, efficiently and legally.
Accounting and Taxes
We will pay your operating expenses such as electricity, yard care and pest control. You will receive detailed monthly and year end statements.
We will also file your General Excise Tax (GET) and Transient Accommodation Tax (TAT) reports to the State of Hawaii for a nominal filing fee.

Centrally Located and Readily Available – We live and work in the neighborhood. Our office is open 7 days a week (closed major Holidays) with after-hours staff on-call 24/7 should an emergency arise.

Extensive Referral Network – We have numerous repeat guests and receive regular referrals from other owners, guests, Realtors and local business people.
Effective Marketing – Our advertising is primarily Web-based to maximize exposure and obtain maximum occupancy. We maintain a progressive web site to proudly market each Kauaʻi vacation rental.
On-line calendar – Owners may check their reservation calendar any time of the day or night.
On-line reservation system – Owners and guests may book reservations on-line 24/7. There is no charge and no limit for owner usage.
Professional Relationships – We have and maintain great working relationships with resident managers, community associations, neighbors, reliable contractors and handymen. This keeps us informed of potential problems and we are able to respond quickly.
Regular Onsite Inspections – We regularly inspect your property so that minor repairs can be made before they become major ones. We coordinate on-going maintenance and repairs as well as professional cleaning of your property and the linens.
Execute Formal Rental Agreements – We use a written Rental Agreement for our vacation rental homes.
Rent Collection – Most rents and associated fees are paid to us electronically via credit card. This enables us to confirm reservations instantly.
Accurate Accounting & Reliable Record Keeping – We pay your operating expenses such as electricity, yard care and pest control. Owners receive detailed monthly and year-end statements.
General Excise Tax (GET) and Transient Accommodation Tax (TAT) – We will file your General Excise Tax (GET) and Transient Accommodation Tax (TAT) reports to the State of Hawaii.
Timely Payment to Owners – Rental income and detailed statements are mailed around the 10th of each month. We include a newsletter to keep you abreast of Kauaʻi happenings.
